Electrical Installation Condition Reports (EICRs)

An Electrical Installation Condition Report (EICR) is a comprehensive inspection and testing procedure designed to establish the overall condition of the fixed electrical installation within a property. The report confirms whether the installation is satisfactory for continued use and identifies any defects, deterioration or remedial works that may be required.

For landlords in England, it is a legal requirement to ensure that electrical installations in privately rented properties are inspected and tested at least every five years, or more frequently if specified by the previous EICR. The Electrical Safety Standards in the Private Rented Sector (England) Regulations came into force on 1 June 2020.

Comprehensive Electrical Testing

Our qualified electricians carry out a thorough inspection and test of the property's electrical installation, assessing its condition against BS 7671 Requirements for Electrical Installations (IET Wiring Regulations).

Our electricians hold City & Guilds 2391 Inspection and Testing qualifications. This is an advanced inspection and testing qualification that provides a higher level of technical knowledge and competence than is typically required for routine electrical testing. It covers detailed inspection, testing, interpretation of results and fault identification, giving our customers additional confidence that their electrical installation is being assessed by suitably trained and experienced professionals.

Following the inspection and testing, an EICR is produced confirming whether the installation is satisfactory or unsatisfactory. Where an installation is found to be unsatisfactory, the report will identify the relevant observations and remedial works required to bring the installation up to the required standard.

Where minor issues are identified during the inspection, we will endeavour to rectify them during the visit at no additional charge, where practical and where the necessary materials are available. If more extensive remedial work is required, such as replacing components or carrying out repairs that require additional time, we can provide a quotation and, where possible, complete the work during the same visit.
